The short answer

What a commercial clean covers in Chattanooga

LocalPro cleans commercial carpet across Chattanooga and the towns around it after your doors close, and the floor is walkable about an hour later. Small suites start at $99, and a three-room office up to 450 square feet starts at $109. Anything bigger gets measured on a walkthrough by somebody standing in the space with you.

Square footage is only half of what moves that number. A salon floor taking color and foot traffic all day is not a boardroom used four times a month, so the runs that carry the building get the slow work and the quiet rooms get what they actually need. Our published room and add-on rates sit underneath it all.

Give us the square footage and when the building sits empty. Call 423-284-0493 and that is enough to book a walkthrough.

The evening shift

Less water going down, fewer hours standing still

A meeting room carpet cleaned between business days

A closed floor costs more than the cleaning does. The usual answer is to soak the carpet at night, aim fans at it and hope. Ours takes the hoping out of it.

We work with a fraction of that water, so the floor is back in service about an hour after the last pass. The method itself is explained on the carpet cleaning page. What a business needs from it is the clock: cleaned at six, trading at eight.

1. Somebody walks it with you

We measure the space, look at what the entry mats have been catching, and walk the lanes that take the worst of the building's traffic. Nothing is booked until you say yes.

2. We arrive once the building empties

Weeknight after six, Friday at close, Saturday morning ahead of an event. You pick the window, we build the route around it.

3. Traffic lanes first, desks last

The gray path from the front door gets the attention. Every chair, cable and power strip goes back where it stood.

4. An hour later it is dry and we are gone

Whoever opens up finds no fans, no cones and no damp patch under a desk. The carpet looks right again.

FREE

Commercial work gets the same guarantee as a living room: love the clean or it's free. Walk the floor with us afterwards and say so if any part of it falls short.

Downtown and the Southside

Buildings with no driveway change the whole job

Lobby carpet cleaned overnight in a downtown Chattanooga building

Most carpet cleaning around here starts with a van in a driveway and a door at ground level. Downtown it does not. The suite is up a service stair or a freight elevator, the carpet runs under desks nobody wants moved, and there is a tenant below who opens at seven.

So the constraint is rarely traffic on I-24. It is the loading dock, the freight elevator, the fob on the side door and a manager who wants notice before anyone works after hours. We ask at booking, not at nine at night.

Inside the suite, the process is what makes the timetable hold. Low moisture means the water stays up in the fiber and never finds the seams or the floor below. Our technician reads the fiber before choosing a setting, and what goes down is gentle enough that the first person through the door at seven smells nothing sharp at all. The floor is walkable about an hour after the last pass.

Who we clean for

The four kinds of buildings that fill our evenings

Offices and professional suites

Office suites across the Chattanooga area wear the same gray lane down the carpet. We clean that lane first and slowest, lift the soil out instead of pressing it flat, and the carpet stays cleaner about three times longer than a quick surface pass leaves it.

Clinics and waiting rooms

A waiting room collects whatever a lobby does, and a whole winter of unwell people sits on it. Plenty of practices add our antibacterial sanitizer over the top, and everything that goes down is mild enough that the next patient sits on a floor with nothing aggressive left in it. The medical corridor on Hamill Road keeps us in Hixson most weeks.

Churches and fellowship halls

A sanctuary takes its entire week of footfall inside two or three hours, and nearly all of it lands on one center aisle. We clean midweek or early Saturday, dry the same afternoon, and nobody steps around wet carpet on Sunday.

Storefronts, salons and event rooms

The carpet inside your door is where a customer puts their first step, and between November and March it collects tracked-in dirt off the sidewalk. Salon floors need shorter intervals than anything else we touch, and event rooms from downtown to Ringgold want the carpet cleaned Thursday and dry for a Saturday reception, which a low-moisture clean makes routine.

Short-term rentals belong on the list too. The units above the Southside shops turn over on a calendar nobody controls, and the next guest often arrives the same afternoon the last one left, so a floor that is ready to walk on in an hour is the difference between a turn and a lost night. One-off turns go through our move-out cleaning.

Stays cleaner 3× Longer between cleanings measured against a soapy conventional clean

Why does carpet feel tacky a few days after it was cleaned?

Because the soap never all came back out. Whatever the machine leaves behind dries down into the carpet as a film, and film is glue. The next shoe that crosses the room hands its dirt straight to it.

✓Bare fiber, nothing coating itWe work with a fraction of the water and a solution that lifts out with the soil, so the fibers are left clean instead of coated.
✓Stays cleaner about 3× longerCarpet cleaned this way holds its look roughly three times as long between visits as carpet left with detergent sitting in it.
✓Stains don’t wick back after we leaveA spot that reappears a few days after a cleaning is residue wicking up from below as the carpet dries. Our process lifts it out instead of pushing it down, so that comeback is kept to a minimum.
✓Dry in about an hourLess water in means no soaked pile and no fans humming all evening. Beds get made and dogs get let back in the same afternoon.

Maintenance intervals

How often should a commercial floor be cleaned?

Open office floor with freshly cleaned commercial carpet

Doors wear carpet out; desks do not. The first four feet inside an entrance collect more dirt in a month than a closed office sees all year, so one interval across a building overspends in the quiet rooms and underserves the busy ones.

The table is where we start on a walkthrough. A lobby facing a parking deck tightens it; a quiet suite stretches it.

AreaWhere we start
Front door and entry matsEvery 3 months
Salon floors and treatment roomsEvery 2–3 months
Corridors, stairs and break roomsTwice a year
Open floor and cubicle runsTwice a year
Private offices and boardroomsOnce a year

Where we start, not a rule. The walkthrough sets your real interval.

Quotes, billing and the crew

What you get in writing before anyone starts

LocalPro van parked for an after-hours commercial carpet cleaning

We publish no rate per square foot: a one-room storefront on Broad Street and a two-floor suite off Main Street are not the same job. You get a measured walkthrough, a free written quote naming every area and add-on, and an invoice that matches. Put the building on a monthly, quarterly or seasonal rotation and the rate drops below the one-off price, locked in writing for the year.

The technicians who turn up are our own trained employees, and the same faces come back to the same buildings. Our crews ran 72 jobs across this market in the last 90 days and photographed 61 before-and-after pairs.

Routes run six days a week across Hamilton, Bradley, Marion and Sequatchie counties and into Catoosa, Walker and Whitfield, so a storefront past the Bachman Tubes reads off the same sheet as one downtown. Call 423-284-0493 for a walkthrough, or text the same number with the address and your empty hours. Phones answered Mon–Sat 8 AM–6 PM, closed Sunday.

Commercial questions, answered plainly

How do you price a building when there is no room count to go by?

We walk it with you and measure it, then put one number in writing before booking a date. A single suite starts at $99, and a three-room office up to 450 square feet starts at $109, same as a house. Past that, the split between open floor and private rooms decides it. Whatever the quote says is what the invoice says.

Can you reach a second-floor suite in a converted downtown warehouse?

Yes, and we do it regularly. Our gear rides a freight elevator or a service stair without a hose running across a shared lobby, so the tenants downstairs never know we were in the building. Tell us at booking whether there is a loading dock, a parking deck or a door that needs a fob, and who controls access.

Who lets the crew in once your staff has gone home?

That is yours to decide and ours to work around. Some clients hand us a door code, some have a manager meet the van and lock up behind it. We write the arrangement onto the job first, so nobody is stuck in a parking lot making phone calls. Call 423-284-0493 and we will settle access at the same time as the date.

Will damp carpet be a problem for the tenant below us?

That is exactly why the water stays low. In a stacked building the floor you stand on is somebody else's ceiling, and a soaked pile is how that turns into an insurance claim. We put down a small share of what a wet method needs, so the carpet is walkable about an hour later.

How does billing work for a property manager with more than one building?

Each visit is invoiced on its own and goes to whoever pays the bills, not to whoever opened up for us. When a building goes on a repeating schedule we lock the pricing for the whole rotation in writing, so the December visit costs what the March visit cost. Dropping an area part way through the year changes that line only.

Do you handle short-term rental turns between guests?

Yes, and they price off the standard sheet: from $109 for three rooms up to 450 square feet, and anything smaller starts at $99. Owners running several units usually put the set on a standing rotation. Dry in about an hour matters more here than anywhere: the next guest often checks in the same day.
