Four hundred and fifty square feet is more room than it sounds. Three 12x12 bedrooms come to 432 square feet and land inside the $109 starting price. A single open great room off Ooltewah-Ringgold Road can eat that allowance by itself. That one prices as a large room.

Area rugs

Every rug starts at a dollar a square foot

Length times width gives you the starting price. Rugs typically run $1 to $2 a square foot. Wool, silk, hand-knotted Oriental, cotton flatweave or a polyester rug out of a big-box store: one rate, nothing added for the fiber, nothing extra for the word "wool" coming out of your mouth.

Fiber changes how our technician works. The rate does not move. Wool earns gentler chemistry and slower passes; polyester takes a stronger solution and gives up soil faster. Both invoices start at a dollar a foot.

Dry-clean-only fabric, which means velvet, linen and anything the tag under the cushion codes S or X, takes a slower, drier method with a technician watching the fabric the whole way. How long it has been

Carpet that has gone five or six years holds a great deal more than carpet cleaned last spring, and most of what it holds is tracked-in dirt ground down to the base of the pile. That soil takes a longer pre-spray dwell and more passes over the same few feet of floor before it lifts out.

Stairs, hallways and what you add

A flight typically runs $40 to $50 and a hallway around $20 to $30, so a two-story house with a runner and an upstairs hall prices differently from a slab ranch with the same room count. Treatments you choose from the table above go on the same quote.

We measure at your door, you read the total, you approve it, and that is what you pay. It cannot climb while our technician is working. If something under the surface changes the scope, the work stops and you get asked.

Your address. One sheet covers all 29 towns on our routes: Hamilton County out to Bradley and Marion, up the Sequatchie Valley, and down across the line into Catoosa, Walker and Whitfield. A house on the far side of the Bachman Tubes pays what a house on the North Shore pays. No mileage line, no state-line rate.

The day you pick. Saturday costs what Tuesday costs. We are out six days a week, 8 to 6, closed Sunday, and the sheet does not know what day it is. Volkswagen runs shifts and Erlanger runs shifts, so a Saturday morning is the only slot that works for a lot of households here.

What your rug is made of. From a dollar a square foot on the wool piece your grandmother left you, from a dollar a square foot on the one from the clearance aisle.

Moving the smaller pieces. Our technician shifts chairs, end tables and ottomans and cleans the floor underneath them as a matter of course. Beds, dressers and entertainment centers are worked around. Neither one shows up as a charge.

At what size does a room stop pricing as a standard room?

About where one room swallows most of the 450 square feet the $109 starting price covers. A bedroom, den or dining room typically prices at $40 to $50. A great room, a bonus room over the garage, or an upstairs landing that runs the length of the house prices as a large room, typically $50 to $100. Our technician measures it in front of you, and whatever it comes to is what appears on the quote you sign off.

Do I pay extra for the technician to move the smaller furniture?

No. Shifting chairs, end tables, ottomans and light side pieces, then cleaning the floor they were sitting on, is part of the price. Beds, dressers, china cabinets and entertainment centers stay put and we clean around them. The only prep that really helps is picking the floor up: shoes, toys, dog bowls, the basket by the stairs.

Why are stairs priced by the flight instead of by the step?

A flight is the honest unit of the work. Stairs are hand work on a vertical surface, and a technician spends the same kneeling hour on twelve carpeted treads whether the flight runs straight or turns twice, working each one with the low-moisture solution so the stairs are dry with the rooms. That is typically $40 to $50 a flight. A landing in the middle rides with the flight it belongs to and is not billed as a room.

How does the $99 starting price work if only one bedroom needs cleaning?

Every visit starts at $99. A single room typically prices at $40 to $50, which does not cover the drive out, the setup and the hour our technician is in your house, so $99 is the starting point under every job. Most people fill that gap: a hallway at around $20 to $30, or a 5x8 rug from $40, often rides along inside that same $99 starting price.

Do the protectant and sanitizer minimums stack on one visit?

No. Protectant means the visit starts at $119, sanitizer means the same $119, and asking for both does not turn that starting point into $238. You are measured against the highest single starting point that applies, and pet treatment sets the tallest one at $149. Three rooms from $109 with protectant on two of them typically runs $149 to $169, clear of every minimum on the sheet.

If the carpet is worse than I described on the phone, who covers the difference?

You hear the number first and you decide. A phone figure is built from what you tell us over the phone. If our technician walks in and finds soil heavy enough to need extra treatment and extra passes, he says so at the door, writes the revised figure down, and waits for your yes. Once you have approved a quote it cannot grow while the work is going on.

Does a Dunlap address cost more to clean than a North Shore one?

No. This sheet is the same across all 29 towns we run, from downtown Chattanooga out to Dunlap in the Sequatchie Valley and over the state line into Ringgold and Rocky Face.
