Everything we clean, and what each part covers
This is the whole sheet, with nothing held back for the doorstep. A three-room job here starts at $109 and that holds up to 450 square feet of floor. Past the cap, another room typically adds $40 to $50, a hallway around $20 to $30, a staircase about $40 to $50 a flight, and any area rug in the house starts at a dollar for every square foot of it, cleaned where it lies.
- Carpet: three rooms totaling 450 square feet start at $109, and every visit starts at $99 whatever the work is.
- An area rug starts at its square footage in dollars, and the fiber never enters it. Wool and silk pay the same rate as polyester, and the rug is cleaned where it lies.
- Square footage, soil, stairs and the treatments you pick move the number. Your address, your zip and the day of the week do not.
- Low-moisture throughout: very little water goes down, no sticky film is left in the pile, and you are back on the floor about an hour after the technician leaves.
Only two companies in this market publish a number at all
Call around town for a carpet quote and you will mostly be asked for a zip code and a phone number. Of the companies filling the first page of a Chattanooga search, nearly all price by phone or behind a form. Zerorez publishes an offer, three rooms of carpet from $109 plus a free hallway, and we publish ours. That is the whole list.
So the headline is not where this gets decided. Their $109 starting price and our $109 starting price are the same number. The part worth comparing sits underneath it: how much floor that price actually covers, what gets measured, where a job stops being three rooms, and how small an invoice is allowed to be. Every one of those numbers is on this page.

The carpet sheet, line by line
| What is being cleaned | Starting at |
|---|---|
| The first three rooms, 450 sq ft between them | from $109 |
| Each room past the first three | typically $40–50 |
| Bonus room, den or open great room | typically $50–100 |
| Staircase, one flight | typically $40–50 |
| Hall or landing, however far it runs | typically $20–30 |
| Every visit, whatever the work | from $99 |
That 450 is the line that catches people out, and it catches them in both directions. Where the bedrooms are small and walled off from one another, three of them rarely trouble the cap. Where the living and dining space is one open room, it can spend the whole allowance alone. A closet rides with whatever room its door opens off.
Add-ons, and the floor each one sets
| Treatment | Per room | Smallest visit |
|---|---|---|
| Carpet protectant | typically $20–30 | from $119 |
| High-traffic lane treatment | typically $20–30 | from $99 |
| Antibacterial sanitizer | typically $20–30 | from $119 |
| Pet stain and odor treatment | typically $30–40 | from $149 |
Read that last column as a floor, not a fee. It is the point below which a visit cannot bill, and it is never added on top. Three rooms from $109 with pet treatment in one of them works out at around $139 to $149 on the sheet, so at the low end the $149 floor is what the visit bills. That is the only thing a minimum ever does.
If the accident is past the point where a bottle from the supermarket aisle helps, our pet work is charged by the room, typically $30 to $40, wherever it is needed, with a 100% pet odor removal guarantee behind it. What the treatment actually does to the urine sits on the pet stain and odor page.
Rugs: one rate for every fiber
Multiply the two sides and you have the starting price. That is the entire calculation, and there is no fiber column anywhere in it.
| Rug | Square feet | Starting at |
|---|---|---|
| 3x5 accent | 15 | from $15 |
| 6x9 | 54 | from $54 |
| 8x11 | 88 | from $88 |
| 12x15 great-room rug | 180 | from $180 |

What a rug is woven from changes the method. Wool wants gentler chemistry and a slower hand across the pile, silk slower still, and a machine-made polyester rug takes a stronger solution and gives soil up faster than either. All three invoices start at a dollar a foot. Saying the word wool on the phone does not move it.
Rugs are cleaned inside your house, in the room they belong to, and they do not leave with us. Nothing is loaded up and sent off somewhere, so the rug is back under your feet the same afternoon.
Upholstery and mattresses
| Piece | Starting at |
|---|---|
| Sectional | From $240 |
| Sofa | From $140 |
| Loveseat | From $110 |
| Recliner | typically $40–50 |
| Dining chair, each | typically $10–15 |
| King mattress | From $180 |
| Queen mattress | From $140 |
| Twin mattress | From $100 |
Before any piece is touched, the technician reads the tag under the cushion. The cleaning code on it, W, S, WS or X, decides the method, and our low-moisture process is built to be safe across all four, solvent-only and delicate fabrics included. A code changes the handling rather than the rate, and the technician tells you which one your piece carries and what he is going to use on it.
What changes from one Chattanooga house to the next
Floor area past the cap
Three rooms start at $109, and that covers 450 square feet across them. An open great room, a den, or a bonus room above the garage is priced on its own, typically $50 to $100. It gets a tape measure.
How much the carpet is holding
Carpet that last saw a machine six years ago is a longer job than carpet done last spring: more pre-spray dwell, more passes over the same few feet. Lanes packed solid may need high-traffic work, typically $20 to $30 for that room.
Stairs, halls and landings
None of those are rooms and none of them ride along free. A flight is typically $40 to $50 and a hall or landing around $20 to $30, so a two-story house and a slab ranch with the same bedroom count do not price alike.
What you say yes to
Pet treatment, protectant, sanitizer and high-traffic work sit on the same quote at the figures above. Nothing reaches your invoice that you did not agree to at the door, and the person at the door is our own employee.
Three things you will never find on the invoice. Where the house is, because one sheet covers every town on our routes with no travel fee and no separate rate for Georgia addresses. Which day you pick, because Saturday bills what Tuesday bills and we run Monday to Saturday, 8 to 6. And what a rug is woven from.
Why soil level needs a technician's eye
Soil level is the one item on a quote that gets judged rather than measured, and the judgment is about where the soil sits. Loose soil in the top of the pile comes out on the dry pass. Soil bonded to the fiber needs the pre-spray to dwell and the low-moisture clean to lift it out, which means more time over the same few feet of carpet.

Grit that comes in on shoes does not stay up on top of the carpet. It migrates toward the backing and settles in among the fibers down there, so a lane goes thin as well as dark. So our technician makes a dry pass before any moisture goes down. The process is built to lift soil out. A lane packed hard over several years may carry around $20 to $30 of high-traffic work for that room while a merely dirty one does not, and because nothing sticky is left in the fiber afterwards, the carpet stays cleaner about three times longer. We wrote the whole thing up in the guide to dirt and grit in Chattanooga carpet.
The useful part for a budget: our technician talks you through what he is seeing as he walks the rooms, so his read of it is never a surprise at the end.
Two houses, two real totals
A three-bedroom ranch north of the river, 396 square feet across the bedrooms, one hall, and a dog accident in the back bedroom: from $109 for the rooms, typically $20 to $30 for the hall, around $30 to $40 for the pet treatment. Call it around $159 to $179, which clears the $149 pet floor on its own.
A two-story house on the mountain with four bedrooms, a bonus room over the garage, one flight of stairs, the upstairs landing and an 8 by 11 rug: from $109 for the first three rooms, typically $40 to $50 for the fourth, around $50 to $100 for the bonus room, typically $40 to $50 for the flight, around $20 to $30 for the landing and from $88 for the rug.
| The visit | What it typically comes to |
|---|---|
| Ranch: three bedrooms, one hall, pet treatment in one room | around $159–179 |
| Two-story: five rooms, a flight, a landing, one 8x11 rug | around $347–427 |
Neither figure is a quote. They are arithmetic off the sheet you have just read, put here so you can do your own before anybody knocks. What your own house comes to depends on what the tape says in your hallway.
Four questions worth asking anybody
- Is there a square-foot cap on that room price, and what is it? Ours is 450 square feet, counted across the three rooms together.
- Are halls, stairs and landings inside the price or outside it? Here they are outside: typically $20 to $30 for a hall or landing, around $40 to $50 a flight.
- How small is the smallest invoice? Ours starts at $99. Protectant or sanitizer raises that floor to around $119 and pet work to around $149; high-traffic treatment leaves it at the starting $99.
- Will I have the total in writing before you start? Yes, measured at the door and signed off by you first, with love the clean or it's free standing behind the work.
If you have a room count, call 423-284-0493 and we can put a figure on it while you are still standing in the room. If typing suits you better, text 423-284-0493. The whole sheet and the estimator sit on the pricing page, and open times are on the booking page.
Questions about the money
My rug is hand-knotted wool. Does the rate go up?
No. Every area rug we clean starts at $1 per square foot, and that holds for hand-knotted wool, silk, cotton flatweave, jute and the polyester one out of a warehouse store. An 8 by 11 is 88 square feet, so it starts at $88, and the fiber never enters that sum. Fiber changes the method instead: wool gets gentler chemistry and a slower hand, and every rug gets a dry pass before any moisture reaches it. Your rug is cleaned in the house and stays there.
What does 450 square feet look like in a real house?
It is the three rooms added together, not each one on its own. Three bedrooms at 11 by 12 feet come to 396 square feet and sit inside the $109 starting price with room to spare. A house with small, separate bedrooms rarely troubles the cap. An open plan that runs the living and dining space together can absorb the whole 450 on its own, and that one space is billed as a large room instead, typically $50 to $100. Either way the technician measures it with a tape at the door and writes the figure down before anything starts.
Another company advertises three rooms from $109 as well. What is different?
Zerorez publishes three rooms from $109 with a free hallway, and that is a real offer. We are not going to pretend our number beats it, because it is the same number. What we do instead is publish everything underneath it: the 450 square foot cap on those three rooms, every visit starting at $99, a per-room figure for every add-on, and the minimum each treatment carries. Compare those.
Does a traffic lane that has gone dark cost more to clean?
Sometimes, and you hear about it at the door rather than reading it on the invoice. Most dark lanes are loose soil sitting in the pile, and they come up inside the room price: the dry pass lifts what is loose, the pre-spray loosens what is bonded to the fiber, and the low-moisture clean carries it out. A lane that has been ground in for six or seven years without a cleaning may need a high-traffic treatment, typically $20 to $30 for that room, and the technician tells you so before he starts.
How far can a phone figure move by the time it is written down?
What we quote over the phone is built out of your description: room count, rough sizes, how bad the lanes look, stairs or none. It usually lands close. It moves when the room count on the phone was three and the floor is really four, or when a room measures well past what was pictured. Our technician measures at your door, writes the total down and waits for a yes before anything comes off the van. Once you have approved it, the figure cannot climb while the work is going on.
What does a two-story house with stairs and a landing come to?
Work it off the sheet. Four bedrooms and a bonus room over the garage starts at $109 for the first three, typically $40 to $50 for the fourth, and around $50 to $100 for the bonus room because it prices as a large one. Add a flight of stairs, typically $40 to $50, and the upstairs landing, around $20 to $30. That is typically $259 to $339 before any treatment, and an 8 by 11 rug in the great room would add about another $88.
Back on your floor before lunch is over.
