Why the same houses keep selling

Chickamauga City Schools is the town's own independent city system. Roughly 1,240 students, kindergarten through twelfth grade, across three schools sitting on one city block: Chickamauga Elementary for K through 5, Gordon Lee Middle for 6 through 8, and Gordon Lee High, established in 1930 on land Gordon Lee donated for it. Every other address in Walker County is served by the county system.
The city limits run 2.86 square miles, and that is the whole of it. A family who wants those schools has to buy or rent inside that line, and there is only so much house inside it. The town incorporated in 1891 and counted 2,917 people in 2020, down slightly from 3,101 in 2010, so the pool is not getting any bigger. The same properties keep coming back around.
What that means for us is plain enough. Each handover is two appointments: one before the listing photos are taken, and one after the keys change hands while the place is still empty. We work both ends of the same street, and now and then the same house two owners apart. A floor in this town has generally met us before.
What happens on the floor
