The drive and the dry time

Forty-five minutes over the mountain, whatever the road is doing

Carpet cleaning in Dunlap starts at $109 for three rooms and the 450 square feet of carpet between them, dry in about an hour. We drive up US-127 over Signal Mountain, or take the longer run on SR 111, and either way we come down into the valley in roughly forty-five minutes.

Rankin Avenue is US-127 through the middle of town, so addresses here get described by how far off Rankin they sit and whether the house is on the valley floor or up on the plateau. Tell us that much on the phone and we already know what the drive costs us in daylight.

Call 423-284-0493 with the room count, or text 423-284-0493 if typing suits you better, and we will talk through what the floor actually needs before anybody commits to anything. The dry time is the low-moisture process doing its job, explained properly on our low-moisture carpet cleaning page.

How the booking works here

Cleaned in the gap on somebody else's calendar

A good share of the houses we clean around Dunlap are not lived in every week. They are used seasonally or rented out, and the carpet gets done between one occupancy and the next. The appointment is a slot on somebody else's calendar.

So we work around check-out and check-in. Give us the hour the last group pulls out and the hour the next one pulls in, and we will fit inside it. The floor is back in use well inside that window.

Visitors also soil a floor differently from a family. A property that hosts a dozen groups in a season takes heavy, concentrated wear in the living room and the bedrooms, in short bursts, with spills nobody was standing there to blot. The traffic lanes in a rented house often look years older than the carpet in the back bedroom, because they are the one part of the house every single guest has walked.

High-traffic work goes on the same ticket. If somebody arrived with a dog, pet stain and odor treatment works on what is still down in the backing, and it carries our 100% pet odor removal guarantee. Timing a clean against a walk-through and getting a dated receipt for the file is covered on our move-out and turnover page.

Two elevations, one town

Down in the valley, with the plateau right above it

Carpet cleaned in place inside a Dunlap home

Dunlap sits at 712 feet on the floor of the Sequatchie Valley, with Fredonia Mountain standing more than 1,000 feet above the town on the west side. Which of those two elevations an address sits at tells us most of what we need before we load the van.

The valley floor is ordinary in-town housing: small-town streets hanging off Rankin Avenue with farm ground either side of them. People here have long memories about companies that treat a drive as a reason to add a line to the invoice. We do not add one, and the technician who comes is on our own payroll.

The top of the rise is a different market altogether. Fredonia Mountain, River Ridge Farms, Bluff View Estates, the Cagle-Fredonia stretch and Hanging Rock account for most of it, gated roads and trail access included.

Those places were built for the view and the trails rather than for a commute, and a lot of them live on a booking calendar. The cleaning does not change with the elevation. Very little water goes into the fiber, the soil lifts up and out on the same pass, and the carpet keeps its look about three times as long as it would after a soapy wash. The solutions are non-toxic and safe for whoever's kids and dogs arrive on Friday, and a rented house full of mixed furniture is where the care tag matters most: our technician checks the code on each sofa and rug, W, S, WS or X, and low moisture is safe on every one of them.

Plain numbers

What a turn includes

One property, one turn, one written total. Our technician measures the rooms, you say what the last group did to the floor, and it all goes on paper before anything gets plugged in.

Three roomsfrom $109Up to 450 sq ft between them
Each room aftertypically $40–$50Large rooms around $50 to $100
Hallwaytypically $20–$30Stairs around $40 to $50 a flight
Area rugsfrom $1/sq ftCleaned on your own floor
Traffic-lane passtypically $20–$30Per room, on the same ticket
Pet stain and odortypically $30–$40Per room · pet visits from $149
Protectant or sanitizertypically $20–$30Per room · visits from $119
Every visitfrom $99Valley floor or plateau, the same

Add-ons ride along with the visit, and each is named while the technician is still walking the rooms with you. Traffic lanes worn through a living room take a pass of their own, because the soil in them has been walked down past where a vacuum reaches. Pet work uses an enzyme that breaks urine down where it landed, and the 100% pet odor removal guarantee sits behind it.

The weave decides how a rug gets worked, so wool, silk and Oriental all get the same deliberate treatment as anything else in the house, and each one is cleaned right where it lies. Your rug never leaves your floor. The rest of that sits on the area rug page, sofas and mattresses are on the upholstery page, and the full list is on the pricing page.

Nothing on that list moves because the address is at the top of the climb, and nothing moves because the last quarter mile is unpaved. Love the clean or it is free, on the plateau the same as in downtown Chattanooga.

The roads

How we get there, and what we climb

US-127 over Signal Mountain is the short way, SR 111 is the steady way, and SR 28 runs the length of the valley. The last stretch to a plateau address can be a county road and then an unpaved track, and that is an ordinary Tuesday for us rather than a reason to phone you back with an excuse.

Directions here get given by landmark. Dunlap Coke Ovens Park is the one everybody uses, rows of old beehive ovens on the ground where the town still holds its festivals. Henson Gap sits above the valley with the Burnside launch beside it. The Sequatchie Valley National Scenic Byway is what people mean when they say they came the pretty way.

Not every turn up the mountain has a sign worth trusting, so give us the address and whatever landmark you would give a friend. Call 423-284-0493 with the dates the property stands empty and we will hold a time inside them.

Stays cleaner 3× Longer between cleanings on average vs. a soapy conventional clean

Ever had carpet turn sticky a week after a cleaning?

That tacky feeling is detergent the machine couldn't rinse back out. It dries inside the fiber and stays there, and sticky fiber grabs the next soil that walks through the door.

✓Nothing sticky left behindOur low-moisture process uses a fraction of the water and leaves the fiber clean and bare, so there's no soapy film for dirt to cling to.
✓Stays cleaner about 3× longerOn average, carpet cleaned our way holds its look about three times longer between visits than carpet left with detergent residue in it.
✓No re-soiling a month laterThe gray path that reappears a few weeks after a cleaning is almost always residue pulling soil back. Take the residue away and it stops happening.
✓Dry in about an hourA fraction of the water means no soaked carpet and no box fans running all evening. Furniture, kids and dogs are back on it the same afternoon.

Before you book

Questions property owners and managers ask

Dunlap calls itself the Hang Gliding Capital of the East, launches gliders from Henson Gap and hosts the East Coast Hang Gliding Championships, which is a fair part of why the calendar in this town looks the way it does. Owners plan around seasons and events, so these come up every week.

Can you clean between one guest leaving and the next arriving?

That is how most Dunlap properties get booked with us. Send the check-out time and the check-in time and we take the middle of it, including a same-day turn when the gap is only a few hours. Carpet is dry in about an hour, so a floor finished at one o'clock is ready for a four o'clock arrival. Three rooms up to 450 square feet start at $109, extra rooms typically $40 to $50, and the total is written down before we start.

Will you come up to a gated plateau community?

Yes. Fredonia Mountain Nature Resort and the other gated places on the plateau are normal stops for us. Leave our name at the gate or send the code with the booking and we handle the rest. The last part of the drive is unpaved at some addresses, which changes nothing about the appointment or the price. Call 423-284-0493 and give us the community name along with the street.

Do you need somebody on site to let you in?

No. Plenty of these jobs are done with nobody in the house: a lockbox, a keypad code, or a cleaner or manager who opens up and leaves. We text you when we arrive and again when the floor is done, so an owner two states away knows exactly where the turn stands. The written quote still comes first, and if we find something inside that changes it, you get a call before any machine runs.

How do you handle a spill nobody found for a week?

Tell us it happened before we quote. A spill that sat has gone down into the fiber and dried there, so it needs the spot worked on its own. High-traffic and spot work typically runs $20 to $30 a room, and anything left by a guest's dog gets the pet treatment, typically $30 to $40 a room on a visit that starts at $149, with our 100% pet odor removal guarantee behind it. Some old marks come out completely and some only improve, and our technician tells you which is which while you are standing there.

Is the climb up the mountain charged as extra time?

No. The sheet reads the same at 712 feet on the valley floor as it does at the top of the rise west of town: three rooms from $109 with 450 square feet, then typically $40 to $50 a room after that, $50 to $100 for a large room, $20 to $30 for a hallway and $40 to $50 a flight of stairs, and every visit starts at $99. Area rugs are from $1 a square foot, cleaned in the house. The drive is ours to worry about.
