Carpet cleaning in Highland Park, where a lot of the houses are two homes
Highland Park is a tight grid of two-story houses, and a good many of them have been divided into an upstairs home and a downstairs one. So much of our work here starts on a staircase two households share. The wool rug in the owner's half gets cleaned on the floor it already lies on, by a trained technician of ours who reads the label before anything is switched on.

What the houses are
Two homes under one roof, and a rug where the carpet stops

Walk a block of Highland Park and the house next door is a coin toss: one household in the whole of it, or an owner downstairs and a tenant up, with the front porch and the hall stair shared between them. That split shapes almost everything about how we book and run a job here.
Carpet is seldom the whole floor in these houses. It is a back bedroom, an upper landing and a narrow run of treads through the middle of the building, and the rooms that are not carpeted usually have a rug on bare boards instead. So a Highland Park visit is as likely to be a wool rug and a flight of stairs as it is three rooms.
Our low-moisture carpet cleaning leaves barely any water in the pile, which keeps it safe over the boards underneath and over the cotton foundation of a rug. The landing takes traffic again an hour or so later. The technician reads the fiber and the care label first and says plainly how that floor is going to be worked, because a wool rug on old boards and a synthetic on a stair want two different touches.

The same pass, photographed start to finish
Our technicians photograph a floor before they begin and again when they pack up. The owner read through every pair the company holds and kept a short list. They come from jobs right across the markets we work, and the process in each is the one that will come up your stairs.

How the job gets booked
Booked by one household, opened by another
In a divided house the owner books it and the resident has to be there, and those two are rarely standing together when a day gets picked. Text 423-284-0493 and we will run the whole thing on one thread with both of you on it. This sort of back-and-forth belongs in writing.
If you would rather talk it through, ring 423-284-0493 any day from Monday to Saturday, 8 AM to 6 PM. The receipt comes back dated and broken out room by room. That is what a lease file wants, and what an owner claiming it back needs.
We do not need the place empty either. A resident can stay put and the furniture stays where it is.
What these addresses ask for
Four jobs that come up again and again on this grid
The staircase that divides the building
Split a two-story house into an up and a down and the hall stair becomes the border between two homes. It is steep, it is narrow, and both households grind the same dark line down the middle of it. Every tread is worked on its own.
Working one half with the other occupied
A propped door, gear kept clear of the shared porch, and a crew that keeps its voice down on the landing. On these streets someone is usually living on the other side of the floor, and the day gets planned around that first.
Wool rugs on original floors
Owner-occupied halves tend to have bare boards with a rug on top. Each rug stays exactly where it lies and is cleaned there, wool and silk treated as carefully as anything else in the house. A gentler touch is what they need, and it is the process we run anyway. More on the in-home rug cleaning page.
A dog in a rented half
Odor travels between two units faster than anyone expects, usually up the stairwell. Pet stain and odor treatment reaches what is causing it, down where the carpet meets the boards. The result carries our 100% pet odor removal guarantee.
How people give directions
A town that ran itself for 24 years, and the streets that prove it
Highland Park was its own incorporated city from 1905 until Chattanooga took it in during 1929. The grid it drew in those years is the one we drive today: flat, tight and laid out for a streetcar rather than a van, with McCallie Avenue along the top and Main Street along the bottom, Willow Street and South Holtzclaw Avenue closing the sides. Driveways are thin on the ground, so expect us at the curb, carrying the gear in from the street. The whole neighborhood sits two miles east of downtown Chattanooga, about seven minutes away.
Ferger Place is the piece everyone points at. Roughly seventy houses on 24 acres in a U off Main Street, developed from 1910 by the Ferger brothers, with pillars at the entrance and a fence that first went up to keep grazing cattle out. It joined the National Register on 1 May 1980.
The corner of Orchard Knob Avenue and Union Avenue is the other landmark in local directions, and Shaw Park, Tatum Park and Highland Park Commons are the three green spaces on the map.
None of that changes the job. Whichever street the house is on, the same trained employee measures it, reads the fiber and cleans it, and what goes down on the carpet is mild enough for the children and dogs living on both sides of the floor.
Settled at the door
What a Highland Park visit covers
A three-room visit starts at $109 so long as the carpet between them stays inside 450 square feet. Whatever sits past that, a further bedroom or the hallway or the flight of stairs between the two halves, gets counted with you and written down before a machine is switched on.
Furniture is taken one piece at a time, and the tag under the cushion decides the method before a hand touches the fabric. W, S, WS and X all come out fine under a low-moisture process, the solvent-only and delicate pieces included, and the upholstery page goes through each code. Carpet cleaned this way, with the soil lifted out of the pile, stays clean roughly three times longer than one left with soap sitting in it. Behind all of it is one promise: love the clean or it's free.

Questions we get from both sides of a split house
Who has to be home when the landlord is the one paying?
Anyone with a key, and it does not have to be the person paying. On a divided house we normally take the booking from the owner or the property manager, then settle the arrival window straight with the resident by text. Money and access get handled on separate threads so nobody loses a morning standing around waiting to hand over a card. The written quote goes to whoever is paying and the dated receipt goes to both parties.
Can you clean the upstairs unit while the downstairs is lived in?
Yes, and on these blocks it is an ordinary Tuesday. Our equipment is compact and carries in by hand, so the household on the other side of the floor gets a propped door for an hour and very little else. We keep our gear off the shared walkway and out of the porch steps. Barely any moisture goes into the pile either, so there is nothing up there to seep or drip.
Does the shared stairway get billed to one unit or split between both?
It is quoted as one line, typically $40 to $50 a flight, and who covers it is yours to decide. Owners usually take it, because in a house cut into two the staircase belongs to the building rather than to either apartment. Say the word at booking and we will write it on its own receipt so it can go into a different file. On a shared stair, those treads take more footfall than anything else under the roof, so they get cleaned tread by tread, with the soil lifted up and out.
Can a van get in past the pillars at Ferger Place?
Yes. The pillars mark the mouth of a U-shaped street of roughly seventy houses on 24 acres, and our gear comes off the van and through the front door by hand. Street parking is how that loop works for everybody on it, so we take a space and walk in. Morningside Drive and Eveningside Drive are where a lot of our wool rug work on this side of Main Street comes from.
